Division 2 of 5 · Non-traditional loans, credit, and business funding

Lending & Capital

Money follows preparation. We get you ready, then we get you funded.

Banks have a box, and a lot of good people don't fit in it. Investors, self-employed borrowers, and new business owners need lenders who look at the whole picture. This division brings together non-traditional real estate loans, credit repair and credit building, and small business funding from banks, CDFIs, and the SBA.

Who we serve

Built for people in these seats.

Real estate investorsBuying rentals or flips and need financing based on the property, not your W-2.
Self-employed borrowersBusiness owners and 1099 earners whose tax returns don't show what you really make.

Services in this division

What we do, in detail.

01 / 03

Non-Traditional Lending

Non-QM real estate loans built for people who don't fit conventional guidelines. Instead of pay stubs and tax returns, these loans look at the property's rent, your bank deposits, or your assets.

Right for you if: You're an investor, you're self-employed, or you're ready to refinance out of an owner-financed home.

Good to know: All loans are subject to credit approval, property review, and lender guidelines. Rates and terms vary by borrower and program.

What's included

  • DSCR loans: qualify on rental income divided by the payment (PITIA). Many lenders want a ratio of 1.0 to 1.25 or better and 20 to 25 percent down
  • Bank-statement loans: 12 to 24 months of statements show your income instead of tax returns
  • Hard money and fix-and-flip loans: short-term, asset-based funding for purchase and rehab
  • Refinance options for owner-financed buyers ready to pay off the note

Credit Repair & Credit Building

Inaccurate items on your credit reports get challenged, and the positive history lenders want to see gets built. The goal isn't just a higher score. It's becoming loan-ready and staying that way.

Right for you if: Your credit is holding you back from a home, a refinance, or business funding.

What's included

  • Full review of all three credit reports
  • Disputes of inaccurate, incomplete, or unverifiable items under the Fair Credit Reporting Act
  • A credit-building plan: utilization, payment history, and the right new accounts
  • Business credit setup: EIN, business banking, and starter vendor accounts

Business Funding

The right capital source makes all the difference: national and local banks, Community Development Financial Institutions (CDFIs), or SBA-backed loans. Matching with the right lender the first time saves you months and hard inquiries.

Right for you if: You need capital to start, grow, or stabilize your business, and you want a plan before you apply.

Good to know: As of July 2026, SBA allows up to $5 million in each of the 7(a) and 504 programs. Approval and terms are set by the lender and SBA.

What's included

  • Fundability review: entity, time in business, revenue, and personal and business credit
  • Bank and credit union term loans and lines of credit
  • CDFIs: Treasury-certified, mission-driven lenders that often serve borrowers banks pass on
  • SBA 7(a) for working capital, equipment, and acquisitions; SBA 504 for real estate and major equipment; SBA Microloans up to $50,000
  • Application packaging: business plan, projections, and document checklist

Questions

Frequently asked

Do you do FHA or conventional loans?

No. We focus only on non-traditional financing: DSCR, bank-statement, hard money, and other non-QM loans.

Can I get a DSCR loan without showing my income?

Yes. A DSCR loan qualifies on the property's rental income, not your pay stubs or tax returns. Credit score and down payment still matter.

Will business funding hurt my credit?

Applications can create hard inquiries. That's why we review fundability first and apply with the lender most likely to approve you.

How long does credit repair take?

It depends on your reports. Credit bureaus generally have 30 days to investigate a dispute, and most clients work through several rounds.
