Division 1 of 5 · Buying, building, and selling homes

Acquisitions & Sales

Every house has a story. We help write a better ending.

This is where the deals start. We buy distressed and undervalued homes, rescue families from foreclosure, build brand-new houses, and sell homes to buyers the bank turned away. Six services, one goal: turn a hard situation into a win for everybody at the table.

Who we serve

Built for people in these seats.

Homeowners in a tough spotBehind on payments, facing foreclosure, inherited a house you can't keep, or just need to sell fast and as-is.
Buyers ready for a homeFamilies who want a renovated or brand-new home, including buyers who don't fit a bank's box yet.
Investors hungry for dealsInvestors who want off-market properties, assignable contracts, and a team that can rehab, build, and finance.
Services in this division

What we do, in detail.

01 / 06

Fix & Flip

Distressed and undervalued properties get a second life here. Our team buys them, renovates them the right way, and resells them as move-in-ready homes. No lipstick on a pig: roof, systems, and structure come first, then the finishes buyers love.

Right for you if: You're a buyer who wants a quality renovated home, or an investor who wants to partner on a flip.

What's included

  • Property analysis using after-repair value (ARV) and a line-item rehab budget
  • Licensed contractors, permits, and inspections handled
  • Project scheduling with draw-based funding
  • Listing, staging, and sale to owner-occupant buyers

Wholesaling

Off-market deals move fast in our hands. Distressed properties go under contract, then get matched with the right investor buyer through an assignment or a double close. Sellers get a fast, as-is sale. Investors get deals they'd never find on the MLS.

Right for you if: You need to sell quickly without repairs, or you're an investor who wants a steady flow of vetted deals.

What's included

  • Off-market sourcing through direct marketing and pre-foreclosure outreach
  • Clear purchase agreements with the seller's terms in writing
  • Investor buyers list and deal packages with comps and repair estimates
  • Assignment or double close, following your state's disclosure rules

Subject-To Acquisitions

A subject-to purchase lets a seller walk away without a bank approval, a realtor, or a foreclosure on their record. Ownership of the home transfers to our company "subject to" the existing mortgage, and our team makes the payments on that loan from day one.

Right for you if: You're behind on payments or need out fast, and you'd rather protect your credit than lose the home at auction.

Good to know: Most mortgages have a due-on-sale clause, and the loan stays in the seller's name. We walk every seller through that in writing and encourage them to review the deal with their own attorney.

What's included

  • Review of the loan balance, payment, arrears, and equity
  • Bringing the loan current when the numbers work
  • Written disclosure of the due-on-sale clause and every other risk
  • Third-party loan servicing so the seller can see every payment is made

Pre-Foreclosure Solutions

A notice of default doesn't have to end at the auction steps. Our team sits down with homeowners before the sale date and lays out every real option, including the ones where nobody buys the house.

Right for you if: You've missed payments or received a default letter and you want to know your options before the sale date.

What's included

  • A plain-language look at where you are in your state's foreclosure timeline
  • Options side by side: reinstatement, loan modification, short sale, cash sale, subject-to, or deed in lieu
  • Referrals to housing counselors and attorneys when that's the better path
  • A credit recovery plan for after the dust settles

Owner Financing

Buy one of our homes with us carrying the note. You make your down payment and monthly payments to us on clear terms while you rebuild credit and prepare to refinance.

Right for you if: You have steady income and a down payment, but a bank said "not yet."

What's included

  • Homes from our Fix & Flip and New Construction pipeline
  • Promissory note and recorded deed of trust or mortgage, so your interest is on record
  • Licensed loan originator review where federal and state rules require it
  • Professional note servicing and a refinance game plan from day one

New Home Construction

Ground-up new homes, from raw lot to keys in hand. We handle feasibility, plans, permits, the build, and the sale, and each project sits in its own entity to keep things clean.

Right for you if: You want a brand-new home, or you're an investor or landowner who wants to partner on a build.

What's included

  • Lot evaluation: zoning, utilities, survey, and soil
  • Plans, engineering, and permitting
  • Build phases: foundation, framing, mechanical, electrical, plumbing, and finishes
  • Final inspections, certificate of occupancy, and sale or owner financing

Checked against the 70% rule

Flippers use the 70% rule as a quick guardrail: pay no more than 70% of the after-repair value (ARV), minus repairs. On this house that's $235,000 × 70% − $60,000 = $104,500 maximum. Buying at $85,000 put this deal $19,500 under that line, which is where the profit is made: at the purchase.

Gross spread is shown before closing costs, loan interest, holding costs, and taxes. Every deal is different and results aren't guaranteed.

Know the language

Key terms

The words you'll hear in this part of the business, in plain English.

ARV
After-repair value: what the home should sell for once the work is done.
Assignment
Selling your rights in a purchase contract to another buyer for a fee.
Double close
Two back-to-back closings: we buy from the seller, then sell to the end buyer.
Due-on-sale clause
A mortgage clause that lets the lender call the loan due if the property is transferred.
Notice of default
The lender's formal notice that a loan is behind. It usually starts the foreclosure clock.
Deed in lieu
Handing the deed back to the lender to avoid a foreclosure sale.
Questions

Frequently asked

Will you buy my house as-is?

Yes. Most of the homes we buy need work. You don't fix anything, clean anything, or pay agent commissions.

How fast can you close?

Cash and subject-to deals can often close in a few weeks, depending on title and your timeline. We'll give you a real date after we review the property.

Is subject-to legal?

Yes, transferring a deed subject to an existing loan is legal. The risk is the lender's due-on-sale clause, and we explain it to you in writing before you sign anything.

Can I buy one of your homes if I have bad credit?

Often, yes. That's what owner financing is for. We'll look at your income, down payment, and credit, and pair it with credit building so you can refinance later.
